San Juan Basin royalties are durability assets: conventional sandstone gas and Fruitland coalbed methane wells that decline gently and keep paying decades after steep-decline logic says they shouldn’t. Valuing them with shale-oil assumptions — as many out-of-state buyers do — systematically shortchanges owners.

Most New Mexico files we see are inherited: interests from leases signed in the 1950s through the 1980s, scattered across dozens of old wells with small decimals, often shared among many heirs. Assembling the whole picture is patient work with public records — the state Oil Conservation Division’s well files are open to anyone — and we do it at our cost.

The basin’s southern oil window has added newer horizontal Mancos and Gallup wells in places, which can put real upside under tracts whose legacy checks suggest nothing of the kind. Whether your township participates is a specific, answerable question, and we answer it before we price anything.

My San Juan checks are small. Is selling even worth the paperwork?

Small monthly checks across many old wells often add up to a surprisingly meaningful lump sum, precisely because the wells decline so slowly. Bring the whole stack of stubs — the total is frequently the pleasant surprise in our New Mexico conversations.

Why won’t you buy my Permian minerals?

Because we only buy where we genuinely know the rock, and our footprint is the Rockies and Ohio. Permian valuation is its own specialty with deep-pocketed dedicated buyers — you’ll do better with one of them, and we’d rather tell you that than write a number we can’t stand behind.

Several family members share our interests. Can we sell separately?

Yes — each co-owner holds their own undivided interest and can sell or keep it independently. We’re comfortable closing with some heirs and not others, and equally comfortable helping the whole family understand the asset before anyone decides.
